HOUSE RULES

Fuel: Full where possible – give it back with the same amount you were given. Simple.

Water: Full where possible. No need to drain.

Smoking: No smoking inside. You'll smell it forever. So please don't.

Pets: Prior arrangement only. Well-behaved, not left alone. Extra cleaning fee may apply.

Toilet cassette: Please empty before return. If you'd rather not, just let me know – small fee.

Mileage: 1500 miles per week included. Need more? Just ask.

Return condition: Clean-ish, lived-in is fine – I expect it to be lived in. Spills, crumbs, muddy footprints? No drama. Just don't leave bin bags or dirty dishes. I'll handle the deep clean.

What's included: Sheets, towels, espresso pods on request. Give me a shout before you collect.

Late Return Policy: Standard drop-off 11am. 2-hour grace – return by 1pm, no charge. 1pm-4pm: £45 late fee. After 4pm: full daily rate. If no booking after you, I'm flexible – just let me know.

Pick-up: Central London, Victoria – 5 minutes from the station. Same area for return unless agreed otherwise (extra charges may apply).

ULEZ: Euro 4 (not compliant). I cover ULEZ for collection & return days. Other zones (Bath, Bristol, Birmingham etc) your shout. Give me a heads-up – we'll dodge fines together.

The golden rule: Treat it like your own. It's my home, but I want you to feel it's yours for the trip.
